Although our most active rental season is from spring through the summer,
Amelia Island has great weather and lots of activities that happen
throughout the year!
Our economical "Value Season" rates in March, April and
May are available during some of the mildest and most pleasant weather of
the year. And our specially discounted "Off-Season" rates make the fall
and winter months perfect for affordable
getaway vacationing.
We think that our units are among the cleanest and most luxurious
available anywhere on the Island. You may find cheaper rates, but
not nicer units. If you prefer a quality vacation experience in a

Policies:
- Reservations may be requested via the e-mail form
under the Contact Us tab. Please allow plenty of time in your
vacation planning to determine availability and confirm your
reservation.
- All of our units are strictly non-smoking. Pets are
not allowed. No exceptions. It is our goal to provide a
clean, odor-free environment for your vacation enjoyment.
Violations noted by our cleaning/management team are subject to damage
assessment.
- A reservation is considered confirmed only upon
receipt of a deposit, normally 50% of the rental amount. To avoid
delay and miscommunication, payment of the deposit by credit card is
recommended. We prefer to talk with you personally by phone about
the deposit and about your Amelia vacation, and we prefer that you do
not send your credit card information to us via e-mail.
- Once we accept your deposit, we'll send a rental agreement form,
usually via e-mail. This form is your assurance that we have
committed the unit to you. We ask that you print out this form (if
e-mailed), fill in all the blanks, sign it and return it to us by
regular mail. Each rental requires a rental agreement form with
original signatures for our files.
- The full rental amount must be received 30 days prior to arrival.
- Checking In: The unit will be ready by 3:00pm.
Early check-ins are difficult, and normally not possible, due to the length of time
required to clean the unit. For your convenience, a lock-box is
provided at the entry door of each unit. Upon receipt of the full
rental amount, we will e-mail you a 3- or 4-digit combination to the
lock-box. The keys to your unit will be found inside, along with
any other information about the property that you may need (for example,
the gate card at Ocean Park, Sailmaker
and Patio Home). For your
initial entry into Summer Beach Village (Sailmaker and Patio Home units), which is a gated community, use
the code "001" to call the remote gate attendant. This code is written on the
call-box at the gate for your convenience. This procedure works at
the Ocean Place unit as well. Once you retrieve the
keys and gate card from the lockbox, you may either use the plastic gate card
found in the lock-box for each re-entry, or
continue to dial "001" to call the attendant for subsequent entries.
- It may or may not be possible for additional guests beyond the
maximum occupancy shown above to stay in the unit. The fee for
extra guests beyond the maximum occupancy shown above, if approved, is
$50.00 per week or $15.00 per day per each additional occupant.
- Check-Out Time is 10:00am. We normally rent
from Saturday to Saturday. Late check-out may be available at $25.00
per hour, only with approval, depending on the next guests' arrival.
- Cleaning Fees: 2BR units $75.00; 3BR units $85.00. This will be calculated into the total of your rental payment. You do not need to
leave any additional compensation for the cleaning service.
- State & Local tax rates for 2004 are 7% and 2%
respectively (9% total).
- Cancellation (please read carefully): We
understand that circumstances may force you to cancel a reservation with
us. However, once we accept your deposit, we take that unit off
the market. If you have to cancel, and if we receive notice 45
days or more prior to your intended arrival, at your request, we will
refund your full deposit, less a $50.00 service fee. If you cancel less than 45 but 30 days
or more prior to your scheduled arrival, we will refund your deposit,
less a $75.00 service fee. Cancellations received less than 30
days prior to arrival forfeit the deposit, unless we can rebook the
rental. If you have to cancel outside our refund period, we will
gladly apply your deposit to another stay, less the $75.00 fee. Credit
card deposits will be credited back to your account after funds are
posted to ours.
- Damages: Our rental agreement specifies the use
of your credit card as security against damages of up to $250.00, fair
wear and tear excepted. No up-front charge is made for a security
deposit. In the event damages are found, written notice will be
given within 14 days after the rental period.
- Please call for clarification if you have any questions about our
policies. It is our intention to do everything possible to help
you have a memorable, perfect vacation on Amelia Island. This is a
premier destination, and there are so many things to do and places to
